Preparing your property For Sale.

Getting a property to the market is dance. You can just throw it out there and maybe some one will buy it, or you prepare it for sale. Every Real Estate agent hands you a list of things to do to get your home ready. What happens in 90% of the cases is this mad dash to get the list completed a week before the property is listed on the Multiple Listing Service. It’s an exhausting process.

When you go into higher priced homes you see that the house is usually kept meticulously. The house is clean and tidy even if it’s a bit eccentric. When you look at the kitchen it is planned out, the same with the bathrooms. It can be that way for twenty years, but you’ll see there are no missteps in the process. If the kitchen and baths are less than functional it is a topic of conversation among the Real Estate agents.

What the people with money do is step by step prepare the property for the market place during the ownership. You can redo a bathroom before you put it on the market or have it done, and live with it. Paint, carpet, electrical, and plumbing are all decisions made to preserve the asset of the family home. You have to be smart on how you spend your money. For just a little bit more you can turn a quick fix into a home improvement that adds value.

My little company A Spring Cleaning has prepared thousands of properties for sale. Hundreds of Real Estate agents have used our services. Some agents are good and some are clueless about the properties they represent. Real Estate agents always want cheap work with premium results. Corners get cut regularly in preparing properties for sale that cost the home owner in sales price and inspections. The Form 17 Disclosure is a direct result of some Agents attempting to hide property defects. Most people blame the home owner, but it’s the agents, in most cases, that are directing the preparation process.

People with money hire designers to make the house more appealing. Home Designers keep up with current trends, and colors. Color is important, I have learned that the hard way. You want your kitchen and bath to be functional. You want room spaces to be inviting, open, light, bright, and have places for furniture. This is where stagers come in to help visualize how a room can be set up. I personally would prefer to spend money on making a home more livable.

In 1984 I got my Real Estate license and worked in a small company called Advance Properties. The owner was extremely interested in Real Estate, building, and land development. Most of his work was concentrated North of Seattle. Since the 1970s I had worked for Real Estate agents in Seattle as a contractor, mostly preparing properties for rent, and sale. After a few years my skill level increased considerably concerning land use, building code, and development practices. Escrow, and lending offices were housed at the Advance Properties building so it was easy to get involved in all aspects of Real Estate. It was very much a family owned, and operated business. Over the years my Real Estate license has been at a variety of Real Estate companies, and offices. Nothing compares to those early years, or that sense of family. Real Estate has gotten to be corporate owned. My hope with this blog is to share with you some of the things I've learned. My Real Estate license is at Skyline Properties in Northgate. Skyline is a locally owned company that is a desk fee office. There is a wide variety of diverse agents. Here in Seattle we are close to Vancouver BC and are the gateway to China. Boeing has a great trade relationship with China, as does Microsoft have with all of Asia. We are a culturally diverse community, and it helps me to be invlolved.
